North Dakota General Warranty Deed Form

North Dakota general warranty deed is a conveyance instrument through which property rights are transferred to a buyer (the “grantee”) with a full warranty of title issued by the property seller/owner (the “grantor”). The warranty serves as an assurance that the title has no unresolved liens, judgments, or other encumbrances and that the seller is the true and lawful owner of the property being conveyed.

Sellers are obligated to defend the title should a breach of warranty occur. If a claim is raised against the property, and said claim originated prior to the buyer acquiring title rights, the buyer would be protected from liability.
