The Oregon 3-day notice to quit enables landlords to give tenants notice that their rent is late and they must pay the sum owed in three (3) days or their tenancy will be terminated. In accordance with state law, tenants can only be served this notice eight (8) days after their rent is due. Furthermore, the landlord must deliver it to the tenant by hand or send it via first-class mail. If the rent isn’t paid within three (3) days from the date that the notice is served, the tenant must move out or they may face legal action from the landlord for their eviction. Late fees can only be charged if the rent is over four (4) days past due.
