A Massachusetts month-to-month lease agreement is a residential rental contract between a landlord and tenant that automatically renews every month. Most of the terms and conditions are the same as a standard lease but, unlike a fixed-term agreement, a monthly lease arrangement can be ended by either party without reason as long as proper notice is provided.
