The Idaho property disclosure statement is used in the home-selling process to notify potential buyers of defects affecting the property.
The form contains a series of questions that sellers must answer honestly and accurately to disclose the material condition of their home. These questions address matters that include, but are not limited to, the foundation, water supply, sewer system, walls, floors, and hazardous materials and pests.
Sellers are legally required to complete this disclosure if the transferred property consists of one (1) to four (4) dwelling units. If applicable, the seller must provide a signed and dated copy of the disclosure to the buyer within ten (10) days of accepting a purchase agreement.
