The Utah property disclosure statement is a form that a seller of residential property will use to provide potential buyers with vital property information. Although sellers aren’t legally required to provide a property condition disclosure to buyers, they must disclose any knowledge of the premises being the site of methamphetamine production, storage, or use (§ 57-27-201). Furthermore, if a residence is being sold by a licensed real estate broker, they are obligated to provide prospective purchasers with a disclosure that relays the property interest, right of occupancy, and any encumbrances/financial concerns before a purchase agreement is executed.
