A Kentucky special warranty deed is a legal document that transfers real estate ownership with partial covenants that ensure the quality of the title. The special warranty gives the recipient (the “grantee”) a guarantee that there are no claims against the title from the period that the transferor (“grantor”) owned the property. However, this type of deed offers no security regarding the actions of previous title holders.
