License Required? Yes. A license is required to operate as a property manager in Washington state (§§ 18.85.011(17)(h), 18.85.331).
Agreement Required? Yes. Property management agreements must be supported by a written contract (WAC 308-124D-215).
Exemptions – Employees of the owner or managing broker don’t need a license or agreement to provide property management services (§ 18.85.151(13)).
