A Virginia general warranty deed is a document through which a seller transfers real estate and guarantees to the buyer that they hold a valid title with no encumbrances. How to Format

Layout

Virginia law does not establish standardized formatting for deeds. However, some counties may require deeds to be formatted a certain way before recording.

Many circuit court clerks require deeds to have a cover sheet, which can be obtained through the Virginia Circuit Court website by selecting the appropriate circuit court from the dropdown menu.[1] Fairfax County uses its own cover sheet.

Signatures

Warranty deeds must be signed by the grantor, and their signature acknowledged before a notary public (or other officer) or proved by two individuals before a notary public.[2]

Recording

All deeds are to be filed with the Circuit Court Clerk in the county where the property is located.[3] The recording cost for a deed consisting of 10 pages or less is $18 as of this writing.[4]
