Hawaii 5-Day Notice to Quit | Non-Payment

The Hawaii 5-day notice to quit is used to inform a tenant that they have defaulted in their rent payment and they must pay their overdue rent in full or risk being evicted. Since there is no law in Hawaii stating that landlords must provide tenants with a grace period in which to pay rent after the due date, the landlord can serve this notice as soon as rent is late. It gives the tenant five (5) days to pay the landlord or vacate the premises. Failure to adhere to the demands of the notice will mean the lease is terminated and the landlord can file an eviction suit against the tenant.
