The Montana 3-day notice to quit for a criminal offense is an eviction notice requiring a tenant to vacate in three (3) days due to actions causing potential damage or injury. This notice is only applicable to tenants who have been charged with or arrested for a criminal offense resulting in the threat of danger. Additionally, the criminal act must fall into one (1) of the following categories for it to be considered an evictable offense: criminal production or manufacturing of prohibited drugs, unlawful operation of a clandestine laboratory, gang-related activity, unlawful possession of an explosive, firearm, or hazardous/toxic substance, or any other prohibited activity.
