The Nebraska 30-day notice to quit is used by either the landlord or tenant to inform the other that a monthly tenancy is going to terminate in thirty (30) days. Landlords seeking to terminate a monthly rental agreement may deliver this notice to the tenant without cause. Likewise, a month-to-month tenant may cancel their tenancy for any reason by providing this notice to their landlord. Any tenant that remains on the premises after the expiration of the thirty (30) day notice period may have an eviction lawsuit filed against them and be forced to pay monetary damages and legal fees.
