The Nebraska 14/30-day notice to comply or quit is used to inform a tenant that they have violated their lease terms or have caused a health or safety hazard on the premises. The notice will describe the violations in question as well as the remedial actions to be taken by the tenant to resolve the issue. After delivering the notice, the tenant will have either fourteen (14) days to remedy the violations or thirty (30) days to vacate. If the tenant commits substantially the same breach within six (6) months of receiving an initial notice of a lease violation, the landlord may deliver a second (2nd) notice that specifies the breach and states that the tenant’s lease will terminate within fourteen (14) days.
