Nevada 7-Day Notice to Quit | Non-Payment

The Nevada 7-day notice to quit is a document that landlords will serve on tenants who are delinquent in their rent payments. The notice gives the tenant a seven (7) day period from the date of service to pay the amount owed or vacate the premises. In addition to the unpaid rent, the landlord may demand unpaid security deposits and returned check fees, as well as interest on the outstanding debt. Failure on the tenant’s part to pay their debts to the landlord or move out within the given time frame may result in the landlord filing a legal action against them in court to have them removed and to collect damages.

Rent Grace Period (NRS 118A.210(4)(a)) – A late fee cannot be charged until three (3) days have passed the rent due date.

Late Fees (NRS 118A.210(4)(b)) – Must be stated in the lease and cannot exceed five percent (5%) of the tenant’s periodic rent.
