The Oklahoma immediate notice to quit is served on tenants who have acted illegally to inform them that their lease is canceled and they must quit the premises immediately. The tenant’s lease agreement is legally terminated if they engage in any criminal activity on the rental property. State law specifies threatening other tenants and using, producing, or selling illegal drugs as grounds for immediate termination of a lease. The tenant must move out immediately after receiving the notice. If they don’t quit the premises, the landlord may be forced to file legal action to have them evicted by court order.
