The Oklahoma 30-day notice to quit can be used by landlords and month-to-month tenants to terminate their monthly agreement with the obligatory thirty (30) days of notice. No justification is required by either party to terminate a periodic rental arrangement. The termination notice must be delivered in person or posted on the premises of the recipient. If the document is posted, the individual who serves the notice must also send a copy to the other party by certified mail. In the event that a tenant does not move out by the time that their lease has expired, the landlord can begin legal action for their removal.
