A Rhode Island 30-day notice to quit notifies the recipient that their month-to-month rental agreement is being canceled by the landlord and gives them thirty (30) days to vacate the property. As long as landlords give the tenant a written termination notice in accordance with state law, they do not need any justification to terminate periodic tenancies. If the tenant doesn’t quit the premises before the notice expires, the landlord may file an eviction lawsuit to have the tenant removed by court order.
