A Wyoming property management agreement sets out the terms of a broker’s contract as a real estate owner’s property manager. The broker’s responsibilities will generally include collecting rent, making inspections, responding to requests for repairs, and advertising, negotiating, and signing new leases. Both parties must sign the document for it to be legally binding.

License Required? Yes. Property managers need a real estate license to operate in the state (§§ 33-28-102(b)(xlii), 33-28-101).
Exemptions – The following parties don’t need a license to act as a property manager (§ 33-28-103):
- The property owner and their immediate family
- Regular employees of the owner
- Resident managers
- Home owner’s associations
