A Maryland rental application is a document that landlords provide to prospective tenants to obtain their personal information, rental history, current employment, references, and credit score. The collected data will assist landlords in selecting reliable tenants who are capable of honoring the financial commitments of a lease. If the tenant signs the document, they give the landlord permission to perform a full credit and background check. If the landlord approves the applicant after reviewing their application form and credit/background report, they will sign a lease agreement.

Application Fee (§ 8-213) – No limit; however, any unspent fees in excess of twenty-five dollars ($25) must be returned to the tenant.
Pet Deposit – Not mentioned in state statutes.
Security Deposit (§ 8–203(4)(b)(1)) – Two (2) Months’ Rent
