24-Hour Notice Violations

As per state statutes, landlords may use a 24-hour notice to quit if any of the following apply:[1]
  • The tenant, someone under their control, or the tenant’s pet threatens the safety of or injures another individual.
  • The tenant, someone under their control, or the tenant’s pet damages the premises more than once.
  • The tenant engages in any activity involving prostitution, illegal drugs, burglary, or other severe misconduct.
  • The tenant provided the landlord with false information regarding their criminal history on the rental application within the last year (the landlord must serve the notice to quit within 30 days of discovering the false information).
