The Oregon 30-day notice to quit for non-compliance informs a tenant that they have breached the terms of their lease and they will be given fourteen (14) days to remedy their violation. If the tenant does not cure their non-compliance within that period, they must leave the property within thirty (30) days from the date that the notice was received or face eviction. If the tenant commits a similar violation within six (6) months of receiving a previous notice, the landlord can serve a ten (10) day notice to quit without the opportunity to cure.
