  4. 10-Day Non-Compliance

The Oregon 10-day notice to quit for non-compliance relays to a tenant that they have committed a second violation of their lease within six (6) months of receiving notice for a similar violation and have ten (10) days to move out. Under state law, landlords do not need to give their tenants the option to cure their non-compliance for a second lease violation. If the tenant does not vacate the premises within ten (10) days, the landlord may pursue legal action to have them evicted.
