Notice Requirements
Tenants
Tenants must provide landlords with at least 20 days’ notice before the end of a rental period to terminate a tenancy without cause.[1]
Landlords
With few exceptions, landlords must give just cause to terminate a periodic tenancy. The notice period required varies depending on the cause (the below list is not exhaustive):
- Unpaid Rent – If the tenant has missed a rental payment, 14 days.[2]
- Violations – If the tenant fails to perform their duties under the law or as agreed upon on the lease, 10 days.[3]
- Shared Facilities – If the landlord shares the unit with the tenant (or a common bathroom or kitchen area), 20 days before the rental period expires.[4]
- Demolition/renovation – If the unit will be demolished or renovated, 120 days before the tenancy expires.[5]
- Housing family/selling unit – If the landlord is terminating the tenancy to house their immediate family in the unit (or if they plan to sell the unit), 90 days before the tenancy expires.[6]
- Uninhabitable – If the unit has been deemed uninhabitable, 30 days.[7]
