Repeat Violation

Anytime a tenant fails to pay rent for a second time within a year of the first violation, the landlord does not have to give them the option to pay and stay on the property.
In this case, the landlord can deliver a 14-day notice to quit demanding that the tenant move out or an eviction suit may be filed against them.[1]
