California 60-Day Notice to Quit | Lease Termination
Last updated June 27th, 2025
The California 60-day notice to quit is a lease termination letter used to end a tenancy that has been in effect for one year or more. This form is delivered to a tenant who is currently in a residential lease with no specific end date. It informs them that they must vacate the premises before the 60-day period is up. The landlord is not required to give a reason.
Leases Under One Year
If the tenancy has continued for less than one year, a 30-day notice to quit can be used instead.[1]
Tenants
Tenants are not required to give 60 days’ notice to end a tenancy that has continued for a year or more. Instead, they are only required to provide notice equal to the rent period, which is typically 30 days for month-to-month leases.[2]
