How to Format
Layout
- The deed must be printed with black ink on white paper measuring 8.5 by 11 inches.
- All margins must be at least 0.5 inches, and the first page must have a blank space of 3 by 5 inches in the top right corner.[1]
Signatures
A completed deed must be signed and acknowledged before a notary public.[2]
Recording
Once prepared, the deed must be filed at the County Recorder’s Office (filing fees vary per county).[3]
Form PTAX-203 – Must be filed with every recorded deed (unless the property is exempt from the real estate transfer tax).[4]
Form PTAX-203-A – For non-residential transfers with a sale price exceeding $1 million.
Form PTAX-203-NR – For transfers where the deed isn’t recorded but transfer taxes are still owed, this form must be filed to report said taxes.
