A Wyoming general warranty deed allows a real estate owner (the “grantor”) to transfer their interest in a property with a warranty of their undisputed ownership and clear title. The deed guarantees that no other party holds claim to the title at the time of conveyance and that the grantor will defend the title should any be found after the fact. Unlike other deeds, a general warranty deed’s covenants do not exclude claims from before the grantor obtained the property. For this reason, general warranty deeds are the norm in real estate purchases as they minimize the risk of acquiring an encumbered title.
