A Michigan lady bird deed is a document that allows a real estate owner to name a beneficiary to inherit the property title upon their death. The owner continues to hold the property and maintains the right to use, rent, or sell it during their lifetime without the grantee’s permission. Signing Requirements

The deed must be signed by the grantor and the signature must be acknowledged before a notary public.[1]

Recording

Where to Record

The deed can be recorded at the Register of Deeds in the county where the property is located. The recording fee is $30 as of this writing.[2]

Formatting

Deeds must adhere to the following formatting standards[3]:

  • The top of the first page must have a 2.5″ margin.
  • All other margins must be 0.5″.
  • The font must be at least 10pt and in black ink.
  • The paper must be white, at least 20lb, and not smaller than 8.5″ x 11″ or larger than 8.5″ x 14″.
