An Alabama property management agreement is a contract between a real estate owner and an individual or company hired to manage the premises. These agreements establish the responsibilities of the manager (leasing, evicting, maintaining, repairing, etc.), the amount of compensation they will receive, the obligations of the owner, the length of the arrangement, and other key provisions. A property management agreement can be used for residential, commercial, multi-family, or mixed-use types of properties.

License Required? Yes, a property manager must have a real estate broker license to manage property (§ 34-27-30).
- Licensing requirements do not apply to the manager of an apartment building or complex unless they are acting as an on-site manager of a condo building or complex (§ 34-27-2(b)(7)).
