A Michigan lady bird deed, also known as an “enhanced life estate deed,” is a legal instrument that allows a real estate owner (grantor) to name a beneficiary to receive the property title upon their death. Although the property is held in a life estate during the grantor’s lifetime, they maintain the right to enjoy the premises and sell or rent it without the grantee’s permission. At the time of the grantor’s death, the grantee will gain full property rights and legal ownership without probate.
