A Minnesota transfer on death deed is a conveyance document that is used to arrange the transfer of property from a grantor owner to a grantee beneficiary after the grantor’s death. After the deed has been recorded, the title will be set to transfer to the beneficiary outside of probate court, meaning that the beneficiary can obtain the property title immediately after the owner passes away. During their lifetime, the grantor retains their property rights and can revoke the transfer on death deed or sell the real estate at any time.
