Deed Requirements
Formatting
Oregon deeds must meet specific formatting requirements[1]:
- Paper Dimensions: No bigger than 14″ long and 8.5″ wide
- Font Size: 10-point font or larger
- Quality: Sufficient quality for clear photographic reproduction
Signing
The deed must be signed by the grantor and notarized by a notary public, judge, or justice of the peace.[2]
Where to Record
Deeds must be submitted to the County Clerk for recording.[3] As of this writing, the recording fee is $5 per page.[4]
When to Use
A bargain and sale deed is often used when the grantor is unsure of the property’s title history and wishes to avoid liability for unknown issues. It’s also preferred when the grantee trusts the grantor and doesn’t need extensive title warranties. Standard uses include:
- Divorce settlements
- Transfers to children and other family members
- Tax sales and bank foreclosures
