A Hawaii lease termination letter can be used by any party to a residential lease agreement to terminate a month-to-month contract. Landlords who want a tenant to vacate a rental property without cause must give the tenant forty-five (45) days to leave the property. A tenant is only required to give the landlord twenty-eight (28) days notice before they move out. If a tenant continues to stay on the premises after the notice period has ended, the landlord can file an action for eviction.
