An Idaho 1-month notice to quit is a lease termination letter informing a tenant that their month-to-month lease agreement will be terminated. The landlord must, by law, give the tenant one month to pack up their personal property and vacate the premises. In a month-to-month lease, the landlord does not need cause to terminate the agreement and can use a notice to quit such as this at any point. If the tenant does not move from the property after one (1) month, the landlord may file an unlawful detainer. A 1-month notice to quit can also be used by a tenant to terminate a tenancy between them and their landlord.
