The Idaho 3-day notice to quit for non-compliance is a written warning served on a tenant who has committed a breach of contract. Violating any of the conditions or covenants of the lease can result in the landlord filing an eviction suit against the tenant. Before they can evict a tenant, this 3-day notice must be delivered to give them an opportunity to remedy the breach. If they cure the violation, the lease will continue and they may remain on the property. Failure to adhere to the demands of the notice means the landlord can start an unlawful detainer action (eviction).
