Indiana 10-Day Notice to Quit | Non-Payment

An Indiana 10-day notice to quit for non-payment gives a tenant 10 days to pay late rent or face lease termination. A landlord can deliver this notice to a tenant the day after the rent due date, as Indiana does not require a grace period by law. If the tenant does not pay, they must move out or face an eviction lawsuit.

When Required

Indiana law states that if the landlord has included an express agreement in the lease contract specifying the tenant’s requirement to pay rent in advance, they are not required to send them a 10-day notice to quit for non-payment. The landlord would be able to file an eviction suit without first sending a notice to quit.[1]
