The Louisiana 10-day notice to quit informs a landlord or tenant that a month-to-month lease is going to terminate. Due to the flexible nature of a monthly tenancy, neither party is required to have a reason for terminating the lease. The terminating party must simply provide the notice to quit to the other at least ten (10) days before the end of the month. If a tenant fails to vacate by the start of the subsequent rental period, the landlord may terminate the tenancy and initiate an eviction lawsuit with the court.
