Massachusetts Immediate Notice to Quit | Illegal Activity

The Massachusetts immediate notice to quit informs a tenant that they may be evicted due to illegal activity conducted on the premises. Actions that constitute illegal activity include, but are not limited to, lewdness, prostitution, illegal gaming, selling or manufacturing a controlled substance, selling alcoholic beverages, or the illegal use of a firearm. In Massachusetts, landlords are not legally obligated to serve this notice to tenants before filing an eviction lawsuit for illegal activity. Therefore, the use of this document is optional.
