Massachusetts Notice to Quit | Non-Compliance

The Massachusetts notice to quit for non-compliance states that a tenant is required to either cure a lease violation or move out within a specific notice period. If there is a written lease, the landlord must abide by the notice period as written in the form. When the tenancy is “at-will” (no written lease), the notice period will be thirty (30) days OR one (1) full rental period, whichever is longer. Tenants must comply with the landlord’s conditions before the notice period expires. If they fail to do so, the landlord may terminate their tenancy and file for eviction.
