The New Jersey three (3) day notice to quit for illegal activity informs a tenant that their lease is being terminated due to their illegal activity on the property and gives them three (3) days to move out. If the tenant is guilty of drug-related crimes, physical assault, theft, or human trafficking on the landlord’s property, the landlord can terminate their lease with three (3) days’ notice. If the tenant doesn’t quit the property within three (3) days of receiving the notice, the landlord can file an eviction lawsuit to have them removed by court order.
