New Mexico 30-Day Notice to Quit | Lease Termination Letter

The New Mexico 30-day notice to quit is a document that terminates a month-to-month lease and can be used by either the landlord or tenant to give the other party notice of their lease agreement’s termination. Unlike the majority of residential leases, a month-to-month lease can be terminated without cause by both tenant and landlord by giving the other person thirty (30) days’ written notice. The notice must be delivered thirty (30) days before the periodic rent is due to be valid. If a tenant does not comply with a termination notice by moving out before its expiration, the landlord can have them evicted by securing a court order.
