The Pennsylvania notice to quit for lease termination is a document that landlords and tenants who have a month-to-month agreement can use to cancel their lease. State law sets no requirement for notice periods when terminating a periodic lease. Therefore, the notice period should be included in the rental agreement’s terms. If there are no set terms, as is sometimes the case, the standard acceptable notice to cancel a monthly rental agreement is thirty (30) days or one (1) month. If a tenant doesn’t leave the landlord’s property after their lease has been legally terminated, the landlord may begin legal action to have them evicted.
