The Pennsylvania 10-day notice to quit for non-payment notifies a tenant that their rent is past-due and they must pay their landlord or move out within ten (10) days. If the tenant is able to pay their rent in full before the notice period expires, they will be permitted to continue their tenancy. The tenant can be given notice for unpaid rent as soon as the scheduled payment date has passed without their payment. In the event that the tenant hasn’t paid their landlord or left the property when the notice expires, the landlord can start an eviction action in court to have them removed.
