Tennessee 30-Day Notice to Quit | Lease Termination Letter

The Tennessee 30-day notice to quit for a month-to-month lease is a notice drafted by a tenant or landlord to terminate an at-will tenancy with thirty (30) days’ notice. While a statute for such a notice period can only be found in the Uniform Residential Landlord and Tenant Act, the notice can be used by any Tennessee resident. Should it be the landlord delivering the notice to the tenant, they will be required to wait until the period expires before an eviction suit can be filed against the tenant to legally remove them from the property.
