The Washington 10-day notice to quit is a form delivered on tenants who are in violation of their rental agreement, providing them with ten (10) days to comply with the terms of the notice or vacate the premises. This document should not be used for the non-payment of rent as a 14-day notice to quit is used in such a circumstance. A notice to quit for non-compliance might be served if the tenant has a sublessee living in the unit when it is forbidden in the lease, or an unauthorized pet is kept in the residence. Failure to remedy the non-compliance or vacate the rental unit will provide the landlord with sufficient cause to file an unlawful detainer suit against the violating party.
