EARLY TERMINATION LEASE ADDENDUM

1. THE PARTIES. This Lease Addendum (“Addendum”) made this [DATE], is by and between: 

Landlord: [LANDLORD’S NAME] (“Landlord”) and

Tenant: [TENANT’S NAME] (“Tenant”).

The Landlord and Tenant are each referred to herein as a “Party” and, collectively, as the “Parties.”

2. ORIGINAL LEASE. This Addendum is being added to the lease agreement dated on [ORIGINAL LEASE DATE], between the Parties for the property located at [PROPERTY ADDRESS] (“Original Lease”).

3. RIGHT TO TERMINATE. The following party(ies) shall have the right to terminate the Original Lease: (check one)

Landlord (only)
Tenant (only)
Both Parties

4. EARLY TERMINATION. The Party(ies) with the right to terminate must provide at least [#] day(s) written notice to terminate the Original Lease.

To terminate the Original Lease, the terminating party must: (check one)

Pay a Termination Fee of $[AMOUNT].
Not Pay a Fee.

5. FULL FORCE & EFFECT. Except as specifically mentioned in this Addendum, all other terms and conditions of the Original Lease shall remain in full force and effect.
