Georgia Move-in/Move-out Checklist

A Georgia move-in/move-out checklist is a written record of any damage to a rental property at the start and end of a lease agreement. It allows the tenant and landlord to verify whether any property defects were present before the tenant moved in, and can be used by the landlord to calculate any deductions from the tenant’s security deposit.

Property Inspection

Before accepting a security deposit, the landlord must provide a report of the property’s condition. The tenant may inspect the unit and sign the form to confirm its validity.[1]

Within three days after the tenancy expires, the landlord should inspect the property again and record any damage to the unit. The tenant may join the landlord during the inspection, or inspect the property themselves within five days after the tenancy ends.[2]
