A Maryland sublease agreement is used by tenants of residential property to rent all or a portion of said property to another individual (known as the “sublessee” or “subtenant”). The contract is separate from the tenant’s lease; however, the subtenant is bound by the original lease’s rules in addition to those contained in the sublease. Regardless of whether or not the tenant continues to occupy a part of the residence, they will be solely responsible for paying the landlord on time and ensuring that the tenancy is respected. For this reason, it is recommended that tenants ask for multiple references when selecting a sublessee to determine their reliability.
