Repeat Violation

Anytime a tenant breaches a lease term or damages the rental a second time within a calendar year, they will not be able to cure the violation, and they must vacate the premises.
In this case, the landlord can deliver a 14-day notice to quit stating that the tenancy is terminated after the 14-day period and they will be evicted if they don’t leave the property.[1]
