Required Disclosures (4)

  1. Common Interest Community (PDF) – A written disclosure must be provided to tenants if the rental property is in a common interest community.[1]
  2. Fire Sprinkler System – If the rental building has a fire sprinkler system, the tenant must be notified that the system is in place and the date of the last inspection.[2]
  3. Landlord Identity – The tenant must be given the name and address of the property manager and the person authorized to receive notices.[3]
  4. Lead-Based Paint Disclosure (PDF) – If the rental property was built on or prior to 1978, the tenant must be given this disclosure form.[4]

Security Deposit Laws

  • Maximum Amount ($) – 2 months’ rent. 1 month’s rent if the tenant is over 62 years old.[5]
  • Returning to Tenant – Within 30 days after tenancy ends or 15 days within receiving tenants new address, whichever is later.[6]

Rent Grace Period

There is a nine-day rent grace period in Connecticut.[7]
