The Kentucky 30-day notice to quit is used to terminate a periodic, month-to-month tenancy that has no fixed expiration date. Tenants may deliver this notice to their landlord to state their intention to vacate a rental unit by the start of the subsequent rental period. It may also be used by the landlord to inform a tenant that their monthly lease is going to terminate. In both cases, the terminating party must provide the other with at least (30) days’ notice prior to the intended expiration date.

Before terminating a lease, tenants and landlords should contact their local district court to determine whether the leased property is located in a county that has adopted the Uniform Residential Landlord Tenant Act (URLTA). Counties that have not adopted the URLTA may have different lease termination laws.
